A fire audit report in a file does not make a housing society fire-ready. Fire safety depends on how well systems are maintained, documents are tracked, responsibilities are assigned, and residents are prepared.
-
Fire documents are outdated
NOCs, certificates, and inspection reports may exist, but if renewals, conditions, and corrective actions are not tracked, compliance can become only a paperwork exercise. -
No one clearly owns fire safety
When responsibilities are shared without clear accountability, inspections, maintenance and corrective actions can easily be delayed, especially when Managing Committees change. -
Fire equipment is installed but not maintained
Expired extinguishers, low hydrant pressure, non-functional alarms, and incomplete maintenance can make an installed system ineffective when it is actually needed. -
Audits check records, not actual readiness
Financial and compliance audits may confirm that documents and payments exist, but they do not necessarily confirm whether firefighting systems are working properly. Physical verification and regular testing are equally important. -
Residents are not prepared for an emergency
Fire readiness also depends on people. Residents should know evacuation routes, emergency contacts, and assembly points. Regular mock drills and awareness can make a significant difference during an actual emergency.
Before approving fire safety work, committees should ask:
-
Are our fire safety documents current?
-
Who is responsible for monitoring compliance and maintenance?
-
Have all systems been physically tested?
-
Are corrective actions from previous inspections closed?
-
Are residents and staff prepared for an emergency?
A fire extinguisher on the wall does not make a building fire-ready. A fire audit report does not guarantee safety.
Real fire readiness comes from continuous monitoring, proper maintenance, clear accountability, updated documentation, and regular preparedness.
The difference between compliance and readiness is execution.
