How to Choose a Warehousing Company in India Without Overpaying

Most businesses start looking for a warehousing company at the worst possible moment — when stock is already piling up in a corridor and a festive-season order has just landed. The decision gets made on rate per square foot and how quickly someone answers the phone. Six months later the same business is paying for space it doesn't use in February, or discovering that its GST credit is stuck because of where the warehouse is registered.

This is a guide to what you are actually buying, what to compare, and which details cost real money when they are missed.

Four different things get sold under one name

The phrase covers at least four business models, and they price nothing alike.

Bare space on lease. You rent the shed, you fit the racking, you hire the staff, you run it. Cheapest per square foot, highest capital and management load. This is what most searches for warehouse for rent are really after.

Managed or on-demand warehousing. Space, manpower, security and basic material handling bundled into one monthly invoice, usually billed per pallet or per square foot consumed. No deposit-heavy lease, no racking capex, and you can scale down after peak season.

3PL and fulfilment. Storage plus pick, pack, dispatch, returns handling and courier integration. Priced per unit handled rather than per square foot. Worth it once order volume is high enough that your own packing team becomes the bottleneck.

Self storage. Small locked units, month to month, aimed at households and very small businesses. A warehousing and self storage company in Delhi NCR typically runs both, using storage units as an entry point for customers who later need pallet space.

Before comparing quotes, decide which of these four you need. A per-unit fulfilment rate and a per-square-foot lease rate cannot be compared on a spreadsheet — they are different products.

Grade A and Grade B are not marketing words

Grade A generally means a purpose-built facility: 30-foot-plus clear height, dock levellers, concrete flooring rated for heavy racking, fire suppression, and compliance documentation on file. Grade B covers older converted sheds — lower ceilings, ramp loading instead of docks, patchier documentation.

The premium for Grade A is often 30–50% on rent. Whether it's worth paying depends entirely on whether you rack vertically. If you stack three pallets high on a floor, you are paying for ceiling you never use.

Ask any warehousing company to name the grade and then verify it physically: clear height in feet, floor loading in tonnes per square metre, and whether a 32-foot container can enter and turn inside the compound.

How pricing is actually structured

Three billing units dominate, and mixing them up is where budgets break.

Per square foot per month is standard for leased and managed space. Delhi NCR sits in the ₹12–14 range for standard warehousing, moving higher for Grade A with dock access. Per pallet position per month suits businesses with uniform, palletised stock. Per unit handled — a pick fee plus a storage fee — is the fulfilment model.

Add-ons that rarely appear in the headline rate: inbound unloading, palletisation, monthly cycle counts, insurance on stored goods, and after-hours dispatch. Ask for a sample invoice from an existing client with the name redacted. It tells you more than any rate card.

The GST detail most SMEs discover too late

Under the IGST Act, the place of supply for services connected to immovable property — which includes warehousing and storage — is the location of the property itself. In practice this means a warehousing company in India charges CGST and SGST of the state where the warehouse stands, not IGST.

If your business is registered in Karnataka and your goods sit in a Haryana warehouse, that state tax is not straightforwardly creditable against your Karnataka liability. Businesses running multi-state distribution usually take additional GST registrations in the states where they hold stock. This is a routine, solvable thing — but it needs to be solved before you sign, not at the first quarterly filing.

Warehousing of agricultural produce is treated differently and is exempt in defined cases. Confirm your specific commodity with your accountant rather than assuming.

When WDRA registration matters

The Warehousing Development and Regulatory Authority registers warehouses under the Warehousing (Development and Regulation) Act, 2007, and enables electronic negotiable warehouse receipts. Those receipts let a depositor pledge stored goods as collateral for bank finance.

For most FMCG, e-commerce and industrial storage this is irrelevant. For agri-commodities, and for anyone who wants to borrow against inventory, a WDRA-registered facility is worth insisting on. Ask for the registration number, not a verbal assurance.

Six questions that separate serious operators

Ask who owns the facility. Many networks are a mix of owned, leased and partner sites — which is fine, and often the only way to offer genuine national coverage — but you should know which category your unit falls into, because that determines who you escalate to at 9pm.

Ask for inventory accuracy over the last quarter, expressed as a percentage. Anyone running a real WMS can answer within a day. Anyone who can't, isn't.

Ask what the dispatch cut-off time is, and what happens to an order placed ten minutes after it.

Ask how stock is insured and whether the policy is theirs or yours. Assume yours unless shown otherwise in writing.

Ask for the exit terms. Notice period, minimum billing after notice, and who pays to move your stock out.

Ask to visit unannounced. The answer to that request is itself the answer.

Delhi NCR specifics

NCR warehousing clusters along a few corridors rather than sitting inside the city. Bhiwadi and Manesar serve Gurugram demand, Kundli and Sonipat cover the north, Ghaziabad and the Eastern Peripheral belt cover the east, and Okhla holds older inner-city godowns at a premium.

Space inside Delhi limits carries higher rent, tighter truck-entry timings and older buildings. Space 25 km out is cheaper and better built, but adds a fixed cost to every trip. Work out your monthly trip count before you decide, because that single number determines which side of the trade-off you belong on. Anyone whose search for a warehouse for rent near me keeps returning cramped inner-city units is usually looking in the wrong ring of the map.

A flexible option worth pricing

If your volume swings seasonally or you are testing a new city, a fixed nine-year lease is the wrong instrument.

LozySmart Warehousing runs a pan-India network of 75 warehouse locations totalling around 10 lakh sq ft across owned, leased and partner facilities, with Delhi NCR space from ₹12 per sq ft a month and no long lease requirement. It also retains self storage units for smaller requirements, which makes it a practical first call whether you need 200 sq ft or 20,000.

Compare it against two others on the same billing unit, visit all three, and choose on documentation and dispatch discipline rather than on the rate card. The rate is the easiest thing to compare and the least likely to be what actually costs you money.

Frequently asked questions

What does a warehousing company actually do? I

t provides storage space and, depending on the model, manpower, security, material handling, inventory management and dispatch. Some also handle pick-pack fulfilment and returns; many only rent bare space.

How much does warehousing cost in India?

Standard space in Delhi NCR runs roughly ₹12–14 per sq ft per month, with Grade A facilities commanding a premium. Fulfilment services are billed per unit handled instead of per square foot.

Is 3PL the same as warehousing?

. Warehousing is storage. 3PL adds order fulfilment, transport coordination and returns. Every 3PL provider warehouses goods, but most warehousing providers do not offer full 3PL.

Do I need GST registration in the warehouse's state?

Often yes. Place of supply for storage follows the property's location, so businesses holding stock across states usually register in each. Confirm your position with your accountant.

Can a small business rent warehouse space? Yes. On-demand and self storage models start at a few hundred square feet with monthly billing, no lock-in and no security deposit running into lakhs.
