-Private, big and deluxe rooms (with free breakfast if applicable to rate)
-Double size beds and with sofa bed (Only room 2 and 4 lang po ang may sofa bed kasi family rooms)
-With table and chairs inside the rooms
-2 Couple rooms and 2 family room (Depends on your room reservation)

 ***Peak season rate applies during Peak season and Holiday Rate applies during Holidays
-with Fast Fiber DSL connection (50Mbps) plus 20mbps Globe VDSL backup
-with Smart TV inside the rooms with access to Netflix, iflix, youtube and movies (you can request movies as well) (NO LOCAL CHANNELS)

-Fan inside the rooms
-near store and laundry shops (Near Bayad center)
-complete amenities like shower heater, water heater for coffee, microwave, rice cooker, kitchen utensils, refrigerator and etc. but please bring your own food consumption.

-Shared Kitchen and CR (1 toilet and bath)
-Drinking water is free
-Provided with slippers and towels and also clean sheets and guaranteed newly washed (Not reused)

-Board games are free to use

Strictly Implemented:

Check in time 12 noon till 11pm and check out is 11 am. In excess of the check out time, you will pay the full day's rent as it will affect the next reservation. 

We accept leaving of things but will have to pay Php 150. Earliest time to leave bags is 8am.

House Rules:
1.) No Smoking and Drinking inside the HOUSE and ROOMS (You can smoke in the veranda) 

2.) SHOES are not allowed inside the house - house slippers are provided
3.) We have a secured parking space - you can park your car inside the property - Please don't park outside the gate
4.) Please don't step on the toilet seat. That is why it is called "Seat" in the first place. :)
5.) Only kitchen utensils, cooking utensils are allowed to be used. Bring your own cooking products (rice, condiments and etc)
6.) We observe cleanliness - Please clean after yourselves like put your trash in the trashcan, don't leave food in the table as it might get spoiled and wash your own dishes and please throw your trash in the designated bin for biodegradable and non-biodegradable
7.) Please bring your own stuff (Hygeine kit and food) as these are not provided
8.) The house has a cat named Tiger, but he sleeps in my room so nothing to worry =)
9.) This is in a shared house with 4 deluxe rooms for our guests :)
10.) Please minimize your voice from 11pm -7am - We follow the non-disturbance and privacy policy by Airbnb and booking.com

*1 Km from Burnham (10-15 mins walk) Yes sinukat po namin (Map Waze can be provided for reference)
*3-5 mins to town kasama na traffic (unless there is road construction and other events na kelangn isara ung mga street)

Cancellation policy:

I am a certified Airbnb host and I apply same cancellation policy with Airbnb.
Non refundable po ang deposit. Pag nag full payment po kayo for more than 1 day ang stay, pede irefund ang amount pero deducted ang at least 1 night deposit to cover the cancellation fee. But it will only be refunded if you cancelled the reservation 7 days prior your reservation date. 

**We can change the date only if you informed us 7 days prior arrival and only if the dates you want are available. We can only change the date once.

**We don't allow cutting the dates (for ex. you booked 3 nights, and you want to change it to 2 nights only), only changing of dates or cancellation of the reservation.

**Refund 7 days prior to arrival

**All refund fees will be shouldered by the guest. (Remittance fees, bank fees and etc)

The host have the right to terminate the reservation with refund if the guest violates any house rules.
